LETTING FEES
Our letting service includes initial advice upon rental value, advertising for and securing a suitable tenant, taking up references for approval, preparing an inventory of furniture, fixtures and effects included in the tenancy, preparing the Tenancy Agreement and Counterpart, completing the matter and holding the tenant’s deposit under the Tenancy Deposit Scheme.  It also includes the cost of serving notice requiring possession at the end of the tenancy, and checking the inventory on the tenant’s departure.
The fees for this service are as follows:
    Rents up to £1,000 per calendar month – one month’s rent inclusive of VAT.
    Rents between £1,000 - £1,500 per month - £1,200 (inclusive of VAT)
    Rents over £1,500 per month –  £1,800 (inclusive of VAT)


RENEWAL OF TENANCY AGREEMENTS
Where an existing Tenancy Agreement is renewed, the fee payable by Landlords on each occasion is £240 (inclusive of VAT)


TENANTS FEES
No fees are payable by Tenants.


MANAGEMENT FEES
Where full management of properties is undertaken, Landlords are not required to pay any letting fees.  The management fee is 18%  of the rent collected inclusive of VAT, which includes the services set out above under the heading Letting Fees, and in addition, the collection of rent and accounting to Landlords, arranging for any necessary repairs or servicing, dealing with Gas Safety Certificates, discharging outgoings in the nature of insurance, periodic inspections of the property, dealing with all correspondence, letting and re-letting of the property and renewal of existing Tenancy Agreements.


CLIENT MONEY PROTECTION SCHEME
All clients’ money is protected under the scheme operated by our professional body The Royal Institution of Chartered Surveyors.  


REDRESS SCHEME
This firm is a member of the Redress Scheme for consumers operated by Ombudsman Services: Property. 


TENANTS’ DEPOSITS
All tenants’ deposits are protected under the scheme operated by the Dispute Service Limited.
